More and more companies adopt Facility Management services to manage their Real Estate assets. Optimal management and maintenance of Real Estate as a service not only provides the company with a high degree of security and compliance, but also increases competitiveness on the market. 

Facility Property Management: what is it?  

The main role of the Facility Manager is to ensure maximum efficiency of Real Estate for the company. To achieve this objective, this professional figure deals with buildings, facilities, and service management, by implementing a series of activities not only aimed at maintenance but also, and above all, at preventing dangerous inefficiencies.   

For this reason, Facility Management encompasses a wide range of services dedicated to the building as a physical structure: from compliance with safety regulations, to services for the operation and maintenance of installations, to the complete management of a Real Estate project.

Routine maintenance of installations is as fundamental and necessary as predictive and preventive maintenance, to ensure the highest standards in terms of performance at reasonable prices.  

By diagnosing possible criticalities in plants – from electrical to water systems, through to mechanical ones –  it is possible to maintain the company’s operations without running into unpleasant hiccups. Adaptation to user safety and comfort regulations is also fundamental: securing spaces, people and data must be a priority for a company that wants to protect its business and remain competitive.  

Fire-fighting services 

Equipping oneself with fire-fighting systems, as required by current regulations, not only protects the environment, but also saves lives of those working inside the building being serviced. Equipping the building with gas and smoke leak detection devices, as well as extinguishing equipment such as fire extinguishers and fire hydrants, in addition to installing alarm and evacuation systems, is certainly important.  

Even more important, however, is setting up planned maintenance interventions to: 

  • prevent and nip in the bud any form of risk;

The Facility Manager’s ultimate goal is to implement the company’s performance while reducing costs. Usually, utilities represent a bulky item among expenses. Using energy efficiently and monitoring consumption allows, on one hand, not to have a negative impact on the company’s portfolio and, on the other, to operate in a sustainable manner. The reasonable use of energy sources is indeed a guarantee of environmental protection.

Safety, reliability and cost control. These are the main advantages for companies that rely on an experienced Facility Manager. The ultimate goal of Facility Management, whatever the facility may be, is in fact to ensure the efficiency of the physical building and maximum comfort for the workers and guests who occupy its rooms.  

The use of smart technologies in fact improves the performance of the building, reducing consumption and, consequently, containing costs. For all these reasons, Facility Management becomes a fundamental resource in the management of Real Estate, from residential to commercial.
